Rapid full-building lease-up just months after acquisition shows that well-located, improved small-bay industrial in Chicago suburbs can materially reduce leasing risk for value-add investors.

The Missner Group has secured a full-building lease with Ferguson Enterprises at 8130 River Drive, an industrial asset in the Chicago suburb of Morton Grove, Illinois. Ferguson has committed to the entire 31,429-square-foot property, positioning the distributor as the sole occupant of the single-tenant facility.

The transaction follows The Missner Group’s acquisition of the property just six months earlier, aligning with the firm’s value-add strategy for industrial assets. The building combines office and warehouse functionality and is configured to support distribution and light industrial operations under a single roof.

According to The Missner Group, the facility offers one interior dock door and two drive-in doors, providing flexibility for loading and logistics. The property also features 21-foot clear heights and a fully air-conditioned warehouse, an amenity that can be particularly attractive for users with temperature-sensitive inventory, equipment, or workforce requirements.

Ferguson Enterprises was represented in the lease negotiations by Kevin Segerson, Clayton Thorson, and Tom Sorrell of CBRE. On the ownership side, The Missner Group was represented by Colliers, with Tom Rodeno and Brendan Green handling the assignment. The dual-agency representation underscores the role of national brokerage platforms in matching single-tenant industrial users with well-located infill product.

The Morton Grove property benefits from strong transportation connectivity, with proximity to Interstates 294, 90, and 94. These routes provide direct access into Chicago as well as links to Illinois’ broader distribution network, enhancing the building’s appeal for regional and metro-focused logistics operations.

In commenting on the lease, Jeremy Weisbach, Director of Asset Management at The Missner Group, described the outcome as consistent with the firm’s business plan at acquisition. He noted that securing what he characterized as a credited tenant such as Ferguson Enterprises supports the overall strength of the asset and reflects the impact of improvements completed at the property.

The 8130 River Drive lease highlights ongoing demand for modern, functional industrial space in established Chicago suburbs where existing building stock can be upgraded and quickly re-leased. For The Missner Group, the long-term occupancy by a single national tenant helps stabilize the asset soon after acquisition, while Ferguson gains a fully dedicated facility with regional connectivity and upgraded building systems.
