Nack Development is proceeding with Trackside Junction, a 55,000-square-foot mixed-use project planned in Celina and backed by a $3 million incentive package from the city. The development is designed as a two-building complex that combines retail, restaurant, office, event, and residential uses, targeting a blend of daytime and evening activity.
Plans for the first structure call for a four-story, 40,000-square-foot mixed-use building. The ground floor is programmed with 10,000 square feet of retail and restaurant space, while the upper three floors will be dedicated to office uses. This building is intended to concentrate commercial activity and provide multi-tenant workspace above street-level storefronts.
The second building in the project is slated to total 15,000 square feet. It will feature 5,000 square feet of retail and restaurant space on the main floor, with residential space located above. This layout is expected to add a residential component directly into the mixed-use environment, positioned over active ground-floor uses.
The city-approved incentive package supporting Trackside Junction is structured across several components. It includes the sale of a parcel of land valued at $1 million to Nack Development for $1, a $1.7 million contribution through a tax increment reinvestment zone, and a $350,000 grant. Together, these elements comprise the roughly $3 million in public support for the project.
In exchange for the incentives, Nack Development has agreed to invest at least $15 million into Trackside Junction and to meet specific performance milestones. The agreement calls for construction to begin by the first of next year, with both buildings scheduled for completion by mid-2028. As part of the deal, Nack Development is also responsible for funding certain traffic improvements associated with the project.
As currently outlined, Trackside Junction brings a meaningful amount of new retail, restaurant, office, and residential space to Celina within a defined timeline. The combination of structured public support, minimum private investment requirements, and infrastructure commitments frames the project as a coordinated effort between the developer and the municipality to advance a mixed-use destination.
