Agency execution from Freddie Mac alongside a brokered sale signals that stabilized garden-style assets in secondary markets like Augusta continue to attract both buyers and debt capital.

Berkadia has arranged the sale and financing of two garden-style multifamily communities in Augusta, Georgia, Stevens Creek Commons and Marks Church Commons. The transaction involves the transfer of the properties from Haley Real Estate Group to Graycliff Capital Partners, with the buyer obtaining agency financing through Freddie Mac.

Berkadia’s investment sales team of Mike Riley, Ian Shaw, Andrew Mays and Paul Vetter led the disposition process on behalf of Haley Real Estate Group. The team brokered the sale of both assets, positioning the garden-style portfolio for acquisition by Graycliff Capital Partners.

On the debt side, Berkadia’s Philadelphia office secured financing on behalf of Graycliff Capital Partners. Jake Adoni and Jeremy Lynch arranged the loan through Freddie Mac, providing agency capital to support the acquisition of the two Augusta multifamily properties.

Stevens Creek Commons, located at 100 Bon Air Drive in Augusta, comprises 256 units and was built in 1986. The community offers a mix of one- and two-bedroom apartments, including 104 one-bedroom units and 152 two-bedroom units, reflecting a predominantly two-bedroom configuration across the property.

Marks Church Commons, located at 1700 Bowdoin Drive in Augusta, comprises 160 units and was built in 1988. The property is similarly configured as a one- and two-bedroom garden-style community, with 88 one-bedroom units and 72 two-bedroom units.

Together, Stevens Creek Commons and Marks Church Commons total 416 units of garden-style multifamily housing in the Augusta market. The combination of an institutional seller, an active multifamily buyer and Freddie Mac financing underscores the continued role of agency lenders in supporting transactions for established apartment communities in this Southeast market.
