Construction has begun on two ground-up projects next to the Brightline station in West Palm Beach, where a luxury apartment tower and a branded hotel will rise side by side. Developers LD&D and IGEQ, working with capital and investment partner FrontRange Capital Partners, have started work on Alida Residences, a 181-unit luxury multifamily community, along with a 112-key hotel that will operate under Marriott’s Tribute Portfolio flag. The projects are being built at the same time but are planned as distinct residential and hospitality properties.
The development site is located directly across from the Brightline rail station and sits within an area that is surrounded by approximately five million square feet of office space. The location is also described as being just down the street from Vanderbilt University’s future campus, positioning the new multifamily and hotel offerings close to both employment and educational anchors.
Alida Residences will deliver 181 apartments in a range of configurations, with studios, one-bedroom, two-bedroom, and three-bedroom layouts. Unit sizes are expected to span from about 500 square feet to more than 2,000 square feet. The residences are planned with unobstructed views in three directions, along with finishes aimed at the top of the local market and access to a slate of wellness-focused amenities, according to the project description.
A signature feature of the residential tower will be its 21st-floor pool deck, which is described as the first true rooftop pool on a high-rise multifamily building in downtown West Palm Beach. This elevated amenity is designed to take advantage of the property’s height and surrounding views while differentiating the building within the local rental market.
Alongside the residential component, the 112-key Tribute Portfolio by Marriott hotel will add new branded hospitality supply immediately adjacent to the transit hub and the nearby office concentration. While detailed hotel programming has not been disclosed, the property will be developed as a separate but complementary asset to Alida Residences, contributing to a mixed-use environment anchored by transportation, office, and forthcoming university uses.
Both Alida Residences and the Tribute Portfolio hotel are scheduled for completion in 2028, bringing new luxury apartments and branded hotel rooms to the downtown West Palm Beach corridor surrounding the Brightline station.
