Construction has begun on a pair of ground-up projects next to the Brightline station in West Palm Beach, where LD&D and IGEQ, working with capital and investment partner FrontRange Capital Partners, are developing a luxury multifamily tower and an adjacent hotel. The residential component, branded as Alida Residences, is planned as a 181-unit high-rise community, while the hospitality component will be a 112-key hotel operating under Marriott’s Tribute Portfolio flag. Both assets are being developed concurrently as separate residential and hospitality properties.

The two buildings are positioned in a dense commercial node, surrounded by approximately five million square feet of office space. The site sits directly across from the Brightline station and a short distance from Vanderbilt University’s planned campus, placing the projects within a growing cluster of transit-oriented and institutional investment activity. This context is expected to shape how the multifamily and hotel offerings appeal to residents, business travelers, and visitors drawn to the emerging academic presence.

Alida Residences is programmed with studios, one-, two-, and three-bedroom layouts, with unit sizes ranging from 500 square feet to more than 2,000 square feet. The project is designed to deliver unobstructed views in three directions and is described as featuring top-of-market finishes alongside a suite of wellness-focused amenities. A key feature is the 21st-floor pool deck, which is positioned as the first true rooftop pool on a high-rise multifamily building in downtown West Palm Beach, adding a distinctive element to the property’s amenity package.

The neighboring Tribute Portfolio by Marriott hotel will add new branded hospitality capacity to the area, complementing the residential tower while remaining a separate asset. With its 112 keys, the hotel component is expected to serve demand generated by the surrounding office base, Brightline rail connectivity, and future academic activity tied to Vanderbilt University’s planned campus nearby. While specific design and programming details for the hotel have not been disclosed, its positioning under Marriott’s Tribute Portfolio flag signals an emphasis on an upscale, lifestyle-oriented guest experience.

Both Alida Residences and the Tribute Portfolio hotel are scheduled for completion in 2028. No additional financial details, development costs, or financing structures have been disclosed, but the partnership between LD&D, IGEQ, and FrontRange Capital Partners underscores a coordinated investment in mixed-use density around the Brightline station area in West Palm Beach.
