Cushman & Wakefield has arranged the sale of a three-property retail portfolio in the Denver area, with CentrePoint Properties acquiring the assets for $30.3 million. The portfolio totals more than 100,000 square feet of neighborhood retail space and comprises Cottonwood Square in Parker, Bristol Pointe in Aurora and Foothill Green in Littleton.
Jon Hendrickson and Aaron Johnson of Cushman & Wakefield represented the seller, Western Centers, Inc., in the disposition. The brokerage coordinated the marketing and sale process for all three properties as a single portfolio, positioning the neighborhood centers collectively for a new owner.
Cottonwood Square is a 56,000-square-foot neighborhood retail center located just north of E-470 and Parker Road in Parker. The property sits adjacent to a King Soopers grocery store, placing it within an established retail node and benefiting from traffic generated by the neighboring grocer and nearby regional thoroughfares.
Bristol Pointe in Aurora totals 26,000 square feet and is characterized by a service- and restaurant-focused tenant mix. The center draws on local employment demand driven by its proximity to Buckley Space Force Base, providing exposure to both daytime and neighborhood traffic. The tenancy is described as service- and restaurant-driven, highlighting the property’s role as a convenience-focused retail destination.
Foothill Green in Littleton is a 28,000-square-foot unanchored neighborhood center. While it does not feature a major anchor tenant, the property functions as a local-serving retail hub within its submarket, rounding out the three-asset portfolio acquired by CentrePoint Properties.
On the capital side, acquisition financing for all three properties was arranged by Craig Branton and Mickey Moran of Greystone, working in partnership with Cushman & Wakefield’s Denver-based debt team. The collaboration covered financing for each asset in the portfolio, supporting the execution of the $30.3 million transaction. Specific loan terms and the identity of the lender were not disclosed.
The sale transfers ownership of a group of neighborhood retail centers with a combined footprint of approximately 110,000 square feet to a single buyer, aligning three Denver-area communities under one ownership platform. The transaction reflects ongoing investor interest in neighborhood and service-oriented retail properties anchored by daily needs and employment-driven demand.
