Nicholas & Associates has been appointed general contractor for Aster Flats, a new ground-up multifamily community planned in Madison, Wisconsin. The firm, which serves as the construction management and general contracting arm of the Nicholas Family of Companies, was selected for the assignment by Moyer Properties. The project is planned as a 263-unit luxury rental development spanning three buildings on a 4.86-acre site.
The selection of Nicholas & Associates extends the company's recent activity in Wisconsin, where it has been building a portfolio of work across the region. Aster Flats adds another large-scale residential undertaking to that pipeline, reinforcing the firm's position as a construction partner for multifamily sponsors expanding in the state.
Aster Flats has been designed by HKM Architects + Planners, Inc. The community's residential program will include studio, one-, two- and three-bedroom units, with floor plans ranging from 588 square feet to 1,395 square feet. The three-building layout is planned to deliver a range of unit sizes aimed at different household types, from smaller-format apartments to larger multi-bedroom residences.
According to Nicholas Family of Companies chief executive officer and managing director Nick Papnicholas Jr., the Aster Flats assignment reflects the reputation the construction group has built through recent high-profile work in southeast Wisconsin. The company views the new contract as a continuation of its regional growth trajectory, leveraging past performance to secure additional multifamily engagements.
Site work for Aster Flats is scheduled to begin in August, with Nicholas & Associates planning a phased construction sequence across the three buildings. Phasing is expected to guide how the project is delivered over the construction timeline, though specific phase-by-phase details were not disclosed. Overall completion of the development is anticipated in February 2028, positioning the community to come online toward the end of the current multifamily construction cycle in the market.
The announcement underscores ongoing residential development activity in Madison, with new rental supply planned to arrive over the next several years.
