Developers behind a long-running boutique hotel project on San Antonio’s River Walk have identified an anticipated opening window after a decade of work. According to reporting from the San Antonio Business Journal, the new Aztec Hotel, positioned within the historic Aztec Theatre building, is expected to begin welcoming guests near the end of August.
The ownership group, led by local hospitality figure Sam Panchevre, is nearing completion of the effort to convert a portion of the Aztec Theatre structure into a hotel. The redevelopment focuses on multiple floors of the property, which is located in San Antonio’s downtown area along the River Walk, a key corridor for tourism, dining, and entertainment activity.
The project is now reported to be more than 90% complete. Over the course of its development timeline, the team navigated historic preservation requirements tied to the existing Aztec Theatre building, the disruptions of the global pandemic, and broader periods of economic instability. Despite these headwinds, the hotel is now approaching its final stages of construction and interior work in advance of opening.
The finished property will deliver 77 guest rooms under the Marriott brand, positioning the asset as a branded boutique hotel within San Antonio’s urban core. The decision to operate under a Marriott flag integrates the historic setting of the Aztec Theatre with a widely recognized hospitality platform, potentially broadening the asset’s appeal to both leisure and business travelers seeking River Walk access.
Panchevre’s ownership group has partnered with Shreem Capital on the project. Shreem Capital will co-own the Aztec Hotel and is also slated to manage the 77-room property. This partnership structure aligns the capital and operating interests of the parties as the hotel transitions from construction to opening and ongoing operations.
In addition to guestrooms, the redevelopment program includes new food-and-beverage components that are expected to open at approximately the same time as the hotel. Plans call for a speakeasy concept at river level, designed to engage directly with River Walk foot traffic, as well as a rooftop terrace featuring a restaurant and bar. These amenities are intended to complement the hotel’s lodging offering and further integrate the property into the surrounding downtown hospitality and entertainment environment.
With construction substantially complete and an opening window in sight, the Aztec Hotel marks a significant reuse of the Aztec Theatre building along the River Walk. The project adds a branded hospitality option and new dining and nightlife venues to a high-visibility section of downtown San Antonio as it approaches full delivery.
