Lee & Associates of Illinois has arranged the sale of an industrial building in Elk Grove Village, Illinois, for $5.18 million. The property, located at 1951 Lively Boulevard, totals 39,879 square feet and was acquired by Sonica International, Inc., a global logistics firm.

Dustin Albers, senior vice president with Lee & Associates’ Illinois office, represented Sonica International in the transaction. According to Albers, the buyer was focused on securing a warehouse that could support its freight forwarding operations, with a particular emphasis on finding a facility offering an unusually high number of dock positions within its desired size range near Elk Grove Village.

After what Albers described as an extensive search, the team identified 1951 Lively Boulevard as a building that closely matched Sonica International’s operational criteria. The high dock count, which is noted as uncommon among comparable properties in the area and size band the company was targeting, was a key factor in the selection of the asset.

The seller, FD Venture Company, LLC, was represented by a Colliers team consisting of John D’Orazio, Jonathan Kohn, and Tommy Karnig. The Colliers brokers marketed the facility based on its loading functionality, which was highlighted as supporting both efficient day-to-day operations and future expansion needs for the incoming occupant.

Albers added that the building’s abundant loading positions deliver the level of functionality and efficiency that is critical to Sonica International’s logistics platform. With the purchase of 1951 Lively Boulevard, the company secures an industrial facility that is intended to meet its current freight forwarding requirements while providing capacity for growth as its business evolves.
