By combining a first-to-market H-E-B with substantial new multifamily and commercial space, Commerce District at Valley Ranch signals incremental supply coming to this suburban Houston node that investors will need to underwrite into future retail and rental demand assumptions.

The Signorelli Company has outlined the next stage of growth for Valley Ranch, its 1,400-acre master-planned community in New Caney, Texas, with the introduction of Commerce District at Valley Ranch. Envisioned as a mixed-use destination, the new district is positioned as a major step in the evolution of the broader community.

Planned across 55 acres, Commerce District at Valley Ranch is expected to bring a substantial concentration of new commercial and residential space to New Caney. The project is designed to include 400,000 square feet of commercial development alongside a 600-unit luxury multifamily community. According to the announcement, the district will be delivered in two phases, with construction scheduled to begin in late July 2026.

The first phase, known as Commerce West, will serve as the initial focal point of the new district. It is slated to be anchored by a 120,000-square-foot H-E-B supermarket, which is anticipated to open in Fall 2027. This store will represent H-E-B’s first location in New Caney, adding a new full-service grocery offering to the area within the Valley Ranch community.

In addition to the anchor supermarket, Commerce West is planned to include approximately 19,500 square feet of retail space. The retail component is described as architecturally distinctive, aimed at providing space for a range of neighborhood-serving concepts. The plan also calls for two premier outparcel opportunities intended to accommodate complementary restaurants, retail, and service-oriented businesses, further rounding out the commercial mix in the first phase.

The second phase, Commerce East, is planned as a future expansion of the district. While detailed programming has not yet been specified, current plans for Commerce East call for a blend of retail and restaurants, additional multifamily residences, and Class A office space. Together, the two phases are intended to create a mixed-use environment that integrates shopping, dining, residential, and office uses within the broader Valley Ranch master-planned setting.

With construction of Commerce District at Valley Ranch targeted to commence in late July 2026 and the H-E-B opening anticipated for Fall 2027, the planned rollout is structured to introduce the anchor grocery and supporting retail first, followed by subsequent commercial and residential components as Commerce East advances.
