CRE Market Beat Take
The Liberty Commons delivery underscores how larger-scale affordable condo projects increasingly rely on multi-source public and private support to pencil in high-cost urban locations.

Habitat for Humanity Seattle-King & Kittitas Counties is preparing to mark the completion of Liberty Commons, a new affordable condominium community in Seattle’s Columbia City neighborhood. The project delivers 58 homes in a single building, representing the nonprofit’s largest development to date and the largest multi-family building in Habitat for Humanity’s global history.

Located at 5022 Martin Luther King Jr. Way S., Liberty Commons rises five stories and is entirely residential. The building’s condo mix includes five studios, 26 one-bedroom homes, and 27 two-bedroom homes. Unit sizes range from approximately 370 to 690 square feet, positioning the property as compact, ownership-oriented housing aimed at increasing long-term affordability and stability for residents.

The community incorporates a 2,000-square-foot outdoor courtyard, offering shared open space as an amenity for building residents. While specific sustainability or additional amenity features were not detailed, the courtyard serves as a key design element supporting communal use and access to outdoor space within the urban infill setting.

Liberty Commons is described as a transit-oriented development, reflecting its integration into a neighborhood served by public transportation options. The building is situated in Columbia City, a culturally and economically diverse area of Seattle, which has seen ongoing residential growth and urban infill activity. The project’s transit-oriented positioning underscores an emphasis on connectivity to employment centers and services via non-automotive modes.

Habitat for Humanity Seattle-King & Kittitas Counties partnered with Exxel Pacific to deliver the project. The development was made possible through support from multiple public and private entities, including Washington State, the City of Seattle, the Washington State Department of Commerce, Amazon, the National Housing Trust, Washington Trust Bank, and the Washington State Department of Ecology. Specific funding structures or contribution amounts were not disclosed, but the broad coalition reflects a multi-source approach to advancing affordable homeownership in a high-cost urban market.

With Liberty Commons now complete, Habitat SKKC adds a significant multifamily condominium asset to its portfolio of affordable housing efforts. The project highlights the organization’s evolving capacity to execute larger-scale, urban, multi-family developments in partnership with both governmental agencies and private-sector supporters.
