Amazon has signed a lease for 1,219,826 square feet at 1305 Highway 42 South, approximately 20 miles southeast of Atlanta. The large-format industrial facility is part of a broader complex developed by PNK Group USA and was delivered to the market in March. The location places Amazon within an established distribution corridor serving the Atlanta area.

According to reporting from the Atlanta Business Chronicle, the agreement is likely the town’s largest lease completed so far this year. The scale of the transaction underscores ongoing demand from major logistics and e-commerce users for modern industrial space within driving distance of Atlanta’s core population and transportation infrastructure.

PNK Group has drawn multiple tenants to its industrial complex in Henry County in addition to Amazon. Current occupants include mattress manufacturer Purple Innovation and water treatment and sanitation company Ecolab. Together, these tenants reflect a mix of e-commerce, manufacturing, and industrial services requirements clustered within the same park, helping to build occupancy and tenant diversification for the project.

JLL represents PNK Group in leasing at the complex. The firm’s role includes marketing the remaining space and negotiating lease terms on behalf of the landlord across the development. The addition of Amazon’s large footprint is likely to be a defining lease within the current phase of the property.

Market fundamentals for Atlanta industrial are showing signs of improvement, based on second-quarter research from CBRE cited in the article. The brokerage reports that net absorption has turned positive year over year, reaching 2.6 million square feet in the black. This shift indicates that demand for industrial space has exceeded new supply over the period measured.

Leasing activity in the Atlanta industrial market totaled 15.1 million square feet in the second quarter, according to the same CBRE report. The combination of rising net absorption and substantial leasing volume highlights active occupier demand, with large users such as Amazon continuing to play a significant role in space take-up.
