NXP Lease Fills San Jose's Rose Orchard Campus to Capacity

Drawbridge Realty, a nationwide investor in operationally critical corporate facilities, has signed global semiconductor company NXP to a long-term lease for 40,050 square feet at its five-building Rose Orchard campus on Rose Orchard Way in North San Jose.

Eindhoven, Netherlands-based NXP’s U.S. division currently operates at ten locations including its US corporate headquarters in Austin and two sites located in San Jose. The firm is expected to move into 110 Rose Orchard Way by early 2024.

This new lease brings the 314,455-square foot 18 acre campus acquired by Drawbridge back July 2019 to full occupancy; last summer they leased 92 448 square feet of space at 150 Rose Orchard Way to another semiconductor manufacturer Onsemi .

Other tenants of the same complex include life science research firm Labcyte , global technology company ARM and Teradyne subsidiary LitePoint which has their worldwide headquarters located 180RoseOrchad .
