Boomerang and Marble Capital have begun development of STX Frio, a speculative cold storage warehouse totaling 325,000 square feet in the San Antonio suburb of Schertz. The facility is designed with flexibility in mind, able to accommodate a single user or be divided for two or three separate tenants depending on demand. The project focuses on purpose-built cold storage space intended to serve regional and cross-border logistics users.
ARCO Design/Build is serving as both architect and general contractor for STX Frio, continuing its role as a design-build specialist in the cold storage sector. The development team expects construction to conclude toward the end of next year, positioning the asset to capture demand from users seeking modern temperature-controlled distribution space in the San Antonio area.
Boomerang anticipates that STX Frio will benefit from its proximity to Port Laredo, described as the largest inland port and the third-largest port of entry in the United States by trade value. This location is intended to support users tied to cross-border trade flows, with the facility situated to play a role in the broader supply chain linking San Antonio and Laredo.
The project continues Boomerang’s and ARCO Design/Build’s track record in cold storage. The two previously partnered with CenterSquare Investment Management on Houston ColdPort, another large-scale cold storage facility. That 315,111-square-foot property came online in 2023 and is fully leased to Lineage, illustrating prior tenant demand for modern cold storage space developed by the same team.
JLL has been engaged to lead leasing for STX Frio. A team consisting of Tim O’Rourke, Kevin Griffiths, Sage Rheinschild, Alcide Longoria and Mark Krenger is spearheading marketing and tenant outreach for the project. Their role covers sourcing prospective cold storage and logistics tenants and structuring lease agreements for the new facility.
On the capital stack, JLL’s Will Mogk arranged the financing for STX Frio. The loan was provided by Bank OZK, giving the co-developers construction financing to move the project forward on a speculative basis. With the development underway, STX Frio adds another large-format cold storage facility to the San Antonio-area industrial pipeline, following the leasing success of the earlier Houston ColdPort project by the same development team.
