Joseph Kavanagh Co. has finalized the sale of its longtime corporate headquarters and manufacturing facility at 8100 Lynhurst Road in Dundalk, Maryland. The property has been acquired by Titan Steel Corporation in a transaction valued at $2,300,000, marking a change in ownership for a legacy industrial asset with deep local roots.
The facility totals nearly 19,000 square feet and combines office, industrial, and warehouse areas under one roof. Of the overall footprint, approximately 2,500 square feet is dedicated to office space, supporting administrative and corporate functions alongside production and storage operations. The remainder of the building is configured for industrial use, including space suited for manufacturing and material handling.
The building sits on a 2.27-acre site at the intersection of Lynhurst Road and North Point Road. The location fronts Interstate 696, providing visibility and direct access to a major transportation corridor. The property is approximately five miles from Interstate 95 and the Dundalk Marine Terminal, and lies within 20 miles of Baltimore/Washington International Airport, offering connectivity to regional highway, port, and air cargo infrastructure.
Physical attributes of the facility include clear ceiling heights ranging from 14 feet to 16.5 feet, supporting a variety of industrial and warehousing uses. The building is equipped with two drive-in loading docks to facilitate truck access and freight movement. A fenced outdoor storage yard on the site provides additional secure space for equipment, materials, or vehicle staging, extending the functional utility of the property beyond the building envelope.
MacKenzie Commercial Real Estate Services handled the seller representation in the transaction. Senior Vice President and Principal Andrew Meeder, SIOR, and Matthew Curran, along with Real Estate Advisor Alton Curry, represented Joseph Kavanagh Co. in the marketing and sale of the asset. Their assignment covered the disposition of a single-tenant industrial property with a mix of office and warehouse components in an established industrial corridor.
Joseph Kavanagh Co., originally founded in 1866 by Joseph Kavanagh, began as a coppersmith shop and later evolved into a metal-bending and rolling company. The sale of the Dundalk headquarters and manufacturing facility concludes a chapter for a company with more than a century of industrial heritage at the property, while positioning Titan Steel Corporation as the new owner of a well-located, transportation-oriented industrial site.
