An auto parts distribution company has committed to a 522,267-square-foot industrial lease at 16380 Euclid Ave., Building 3, within the Chino South Industrial Center in Chino. DAUM Commercial Real Estate Services completed the transaction on behalf of the tenant, expanding the distributor’s presence in the local industrial market.
The property is owned by Invesco, which engaged a Colliers team to represent its interests in the lease. Colliers professionals Steve Bellitti, Tom Taylor, Joey Jones and Evelyn Manning acted on behalf of the landlord in the negotiation, aligning a large block of space with a growing distribution user.
On the tenant side, DAUM EVP and principal Gus Andros led representation, working alongside a team from Lara CRE that included Nathan Lara, Andrew Lara, Rudy Lara and Jack Nersesian. The brokerage teams structured the lease for the single industrial facility, which is positioned within a larger master-planned industrial center in Chino.
According to Andros, DAUM has worked with this auto parts distributor for several years and previously helped the firm secure a nearby 200,000-square-foot facility that continues to play a key role in its operations. As the company expanded, it sought additional capacity to complement its existing footprint, prompting the search for a larger distribution location.
The Chino South Industrial Center building was selected for its combination of scale, functionality and strategic location, along with modern features suited to contemporary distribution operations. The lease allows the tenant to align its real estate with ongoing growth in its business while maintaining proximity to its existing facility in the area.
The transaction underscores continued demand for large-format industrial space in Chino, with an institutional owner and multiple brokerage firms involved in bringing a sizable logistics lease to completion. Terms of the lease, including rate and duration, were not disclosed.
