Culpetter Realty has completed the sale of Paris Towne Center, a grocery-anchored retail property in Paris, Texas, to Corsair Property Company. The center totals 291,958 square feet and is described as a grocery-anchored shopping destination within the local market.
The property is positioned at the intersection of SE Loop 286 and US Highway 82, giving it visibility and access along two key roadways serving Paris. Originally constructed in 1976, Paris Towne Center has been updated with renovated storefronts, reflecting ongoing investment in the center’s appearance and merchandising environment.
Paris Towne Center is currently 96% occupied, indicating a largely leased asset at the time of sale. The tenant mix includes a range of national retailers such as Aldi, Hobby Lobby, Ross Dress for Less, TJ Maxx, Five Below, Ulta, and Bath & Body Works. The inclusion of these national brands positions the property as a regional shopping destination within its trade area.
Aldi serves as the only grocery store for the brand within a 50-mile radius of the property, making it a notable traffic driver for the center. This exclusivity in the broader area supports the role of Paris Towne Center as a key retail node serving surrounding communities.
JLL Capital Markets’ Investment and Sales Advisory team represented the seller in the transaction. The team was led by Adam Howells and Erin Myer, who advised Culpetter Realty in the disposition of the asset.
Culpetter notes that its broader investment strategy includes retail centers that capture daily customer traffic, warehouse and distribution properties built for modern logistics requirements, and student housing located near campus environments. The sale of Paris Towne Center aligns with that focus on retail properties with consistent visitation and established tenant bases.
