EagleBridge Capital has arranged a $5,900,000 construction mortgage for the first phase of Cedarbrook Homes, a townhome community underway in Swansea, MA. The financing supports Phase One of the project and was secured through a leading national lender. EagleBridge senior director Brian Walsh and principal Ted Sidel were responsible for arranging the mortgage.
Phase One of Cedarbrook Homes is currently under construction and will comprise eight residential buildings containing a total of sixteen duplex townhomes. The homes are designed with open-concept floor plans that emphasize efficient use of space and natural light. Each residence is planned to include two bedrooms and one and a half baths, along with interior features such as a center island, a spacious walk-in pantry, and in-unit laundry.
The townhome community is located at 1405 GAR Highway (Route 6) in Swansea, approximately one mile from the Exit 8 interchange connecting Route 6 and Interstate 195. This location offers direct roadway access to Downtown Providence as well as to broader Southeastern Massachusetts. The site is positioned near a concentration of retail and service amenities, including a Walmart Supercenter, a Target store, and a variety of additional shops and restaurants.
The construction mortgage financing provides capital to advance the initial phase of Cedarbrook Homes, which is envisioned as a townhome-style residential development. While the lender was not identified by name, the loan was characterized as being provided by a nationally active institution. EagleBridge Capital, acting through its senior leadership, served as the intermediary in sourcing and structuring the financing for the project sponsor.
With Phase One already under construction, the project adds a small-scale cluster of duplex townhomes to the Swansea housing stock in a location with established regional highway connectivity and nearby big-box retail. The financing facilitated by EagleBridge Capital enables work to proceed on the initial eight-building phase, which will deliver sixteen new two-bedroom residences once completed.
