EVO Entertainment has acquired the former Xscape Movie Theater in the Katy-Fulshear market and is preparing a substantial expansion and repositioning of the property. The existing building comprises 55,000 square feet and was sold in a transaction brokered by Newcor. Rob Banzhaf and Alexander Rizzotti of Newcor represented the seller, Patoka Capital, in the sale of the theater asset.
Following the acquisition, EVO Entertainment intends to transform the former single-use cinema into a larger, multi-faceted entertainment destination. The company plans to grow the building to nearly 70,000 square feet, combining an updated movie theater with a broader mix of uses aimed at entertainment, dining and private events. This strategy shifts the property from a traditional theater format toward a more diversified, experience-oriented venue.
A key component of the project will be the addition of approximately 35,000 square feet of new family entertainment space. EVO Entertainment is planning a variety of attractions within this expansion area, including bowling lanes, more than 100 arcade games, laser tag, climbing walls, bumper cars and gravity ropes. The plans also incorporate a full-service restaurant and bar, along with dedicated event space designed to host private gatherings and group functions.
The existing cinema portion of the property is slated for extensive renovations alongside the new construction. EVO Entertainment expects to upgrade the auditorium experience and introduce two EVX premium-format auditoriums equipped with Dolby Vision and Dolby Atmos technology. These enhancements are intended to modernize the theater component and align it with contemporary expectations for immersive audiovisual quality.
According to the project timeline described by the parties, construction on the expansion and renovation is anticipated to begin in the summer of 2026. The redeveloped entertainment venue is scheduled to open in the summer of 2027, following completion of both the family entertainment build-out and the cinema upgrades. The combined program of new attractions, food and beverage offerings and improved theater technology will reposition the former Xscape Movie Theater as a regional entertainment hub serving the Katy-Fulshear market.
The transaction and subsequent redevelopment plans highlight ongoing evolution within the out-of-home entertainment sector, as owners and operators look to bring multiple entertainment formats under one roof. By layering experiential uses such as arcade gaming, bowling and group-oriented attractions onto a renovated cinema platform, EVO Entertainment is aiming to extend the property's draw across different customer segments and visit occasions once the project delivers.
