Bradford Allen has secured a 60,000-square-foot lease with office supply retailer Quill at 300 Tri State International Drive in Lincolnshire, Illinois, reinforcing the firm’s commitment to its suburban office portfolio. The transaction keeps Quill within Tri State Lincolnshire, a multi-building office campus that has been a focus of Bradford Allen’s investment and leasing strategy in Chicago’s northern suburbs.
Tri State Lincolnshire is a five-building, 560,000-square-foot office complex that is owned, operated and leased by Bradford Allen. The property offers a campus-style environment for corporate users and is positioned as a sizable office destination outside of downtown Chicago. Quill, a provider of office equipment, supplies and technology products for businesses, continues to use the campus as a base of operations following its relocation there in 2023.
The lease renewal marks a continuation of Quill’s presence at Tri State Lincolnshire rather than a new move-in, indicating that the tenant has opted to remain in place after its recent relocation. Bradford Allen’s Dan Fernitz, executive vice president for the Chicago suburbs, negotiated the lease on behalf of the ownership, reflecting the firm’s in-house approach to asset management and leasing at the complex.
Since acquiring Tri State Lincolnshire in 2017, Bradford Allen has invested more than $30 million in property improvements. Those capital projects have included substantial upgrades to building lobbies and conference rooms, modernization of elevator systems and enhancements to shared amenities. The complex also features a 135-seat auditorium and an on-site fitness center, both of which have been included in the recent renovation program.
In addition to interior and amenity upgrades, Bradford Allen has carried out complete replacements of the roofs and cooling towers across the properties in the complex. These improvements address both building functionality and long-term operating performance, positioning the campus to meet current tenant expectations for quality and reliability in office facilities.
Tri State Lincolnshire benefits from convenient access to downtown Chicago and O’Hare International Airport, supporting both regional commuting and business travel needs for office users. The combination of location, recent capital investment and campus amenities serves as the backdrop for Quill’s decision to renew its lease, underscoring the continued role of upgraded suburban office assets within the broader Chicago office market.
