Newmark has arranged a $53 million refinancing for The American Hotel Atlanta Downtown, a 315-key hospitality property in the core of Downtown Atlanta. The loan was provided by Structured Hotel Capital on behalf of the owner and sponsor, RADCO Companies. Newmark professionals Chris Kramer, Tyler Dumon and Tate Keir led the team that structured and arranged the debt.
The American Hotel Atlanta Downtown has long-standing significance in the city, having originally opened in 1962 as Atlanta’s first integrated downtown hotel. The property has recently undergone a comprehensive renovation program totaling $11.3 million, which upgraded both guestrooms and shared spaces. According to the parties, the work modernized guest accommodations, public areas, food-and-beverage offerings and a range of guest amenities.
The full-service hotel is affiliated with Hilton’s Tapestry Collection, aligning the asset with a major global brand’s soft-branded portfolio. The property comprises 315 guestrooms and approximately 13,300 square feet of meeting and event space. On-site offerings include multiple food-and-beverage venues, an outdoor swimming pool and a fitness center, positioning the asset to serve both business and leisure demand as well as group and event users.
Located at 160 Ted Turner Drive NW in Atlanta’s Fairlie District, the hotel sits within the broader Downtown Atlanta area and has exposure to several of the city’s most prominent demand generators. The location provides immediate proximity to the Georgia World Congress Center, Centennial Olympic Park, Mercedes-Benz Stadium, State Farm Arena and the Georgia Aquarium. This concentration of convention, entertainment and tourist destinations underpins a diverse base of potential guests and group business for the property.
The refinancing organized by Newmark for RADCO Companies, with capital supplied by Structured Hotel Capital, comes after the completion of the renovation program and in the context of the asset’s flag affiliation and central location. The combination of recent capital investment, branded positioning and proximity to major Atlanta attractions forms the backdrop for the new financing on The American Hotel Atlanta Downtown.
