The Malin, described as a hospitality-driven workspace operator, has committed to a long-term lease at 10 Astor Place in NoHo, a historic office building owned by GFP Real Estate. The company has taken the entire fifth floor under a 15-year lease, securing approximately 19,400 square feet for its latest location.
The Malin intends to convert the full floor into a design-led workspace destination. Plans call for a mix of private offices, dedicated desks and meeting rooms, combined with hospitality-focused amenities that reflect the company’s service-oriented workplace model. The buildout is tailored specifically to The Malin’s concept and is scheduled to be completed ahead of the tenant’s targeted move-in.
Beyond the leased premises, The Malin’s scope at 10 Astor Place will extend to shared building areas. As part of the project, the company will redesign the property’s lobby, carrying its design language from the fifth floor down to the main entry. This lobby work is intended to create a more unified visual and experiential connection between the tenant’s space and the rest of the building environment.
The building also features a fitness amenity located directly below The Malin’s floor. According to GFP Real Estate, the combination of the new workspace, the redesigned lobby and the existing fitness offering will help foster a more cohesive ecosystem of work, wellness and community within 10 Astor Place. The integration of these elements is expected to enhance the overall appeal of the property for current and future occupants.
On the ownership side, GFP Real Estate was represented in the lease negotiations by David Kaye and Neith Stone of GFP. The Malin was represented by John Mears of Rue. These brokerage teams facilitated the long-term lease agreement and coordinated the transaction details on behalf of their respective clients.
The Malin is expected to take occupancy in the first quarter of 2027, following the completion of its custom buildout on the fifth floor and the associated common-area improvements. Once open, the location will add a new flexible, hospitality-influenced workspace option within NoHo and further activate the tenant mix at 10 Astor Place.
