Record sponsor pricing and rapid sell-through at One Domino Square suggest that well-located, waterfront condo product in North Brooklyn can still command premium values despite broader market caution.

Penthouse 1B at One Domino Square has gone under contract for $7,750,000, according to an announcement from Two Trees Management Co. The residence is described as both the largest and the most expensive condominium in the building, and the deal marks the highest-priced sponsor sale ever recorded in North Brooklyn, edging past the prior benchmark set by another home in the same property.

The new record surpasses the $7,450,000 sponsor sale of Penthouse 1A at One Domino Square, underscoring continued depth of demand at the top of the local condo market. With Penthouse 1B now under contract at a higher price point, the building has reset pricing expectations for sponsor inventory in North Brooklyn.

Sales velocity at One Domino Square has been robust. The condominium project is reported to be more than 75% sold and has generated over $340 million in sales to date. In May, the building was identified as New York City’s top-selling residential building, with seven units changing hands over the course of that month. This level of monthly absorption indicates that the property is attracting consistent buyer interest even as it approaches the final stages of its sellout.

Record-setting deals at One Domino Square have not been limited to headline prices. Earlier in the year, Penthouse 3A, described as the tallest home on the waterfront, established a separate benchmark as the most expensive sponsor sale in Brooklyn history when measured by price per square foot. That transaction achieved $3,313 per square foot, highlighting the premium that buyers are willing to pay for waterfront views and high-elevation product in this location.

Commenting on recent performance, Aaron Goed, sales director at Two Trees Management, noted that demand for homes at One Domino Square has been particularly strong in recent weeks, with May cited as an especially active month. He said that the contract on the building’s highest-priced penthouse adds to this momentum and positions Penthouse 1B as the pinnacle offering within the project.

Goed emphasized that the penthouse combines design, expansive living areas, and views over the East River and the Manhattan skyline, elements that are resonating with buyers in the current cycle. Taken together, the record price for Penthouse 1B, the earlier price-per-square-foot record set by Penthouse 3A, and the project’s strong sales pace illustrate how select, well-located condominium assets along the North Brooklyn waterfront are capturing buyer demand and sustaining premium pricing.
