An owner-occupier doubling its headquarters footprint in Goose Hollow underscores selective demand for modernized, well-located office space despite broader office headwinds.

Alliant Systems has opened a new headquarters office in the Goose Hollow neighborhood, relocating from its prior space in the Pearl District. The Portland-based construction and mechanical contracting firm has moved into a state-of-the-art workplace in the heart of downtown, marking a significant upgrade in both size and location for the company.

The new headquarters is located at 1705 S.W. Taylor Street and spans 28,000 square feet, more than doubling the firm’s previous 12,000-square-foot office in the Pearl District at Northwest 12th Avenue and Flanders Street. The larger footprint is intended to accommodate Alliant Systems’ growing operations and to modernize its office environment.

Alliant Systems purchased its Goose Hollow offices nearly two years ago and is now completing the relocation to the new headquarters space. The move positions the firm less than a mile from its former Pearl District location, maintaining proximity to central business districts while shifting into a different downtown-adjacent neighborhood.

Colliers’ professionals Jamaal Brown, Trevor Kafoury and Autumn Brice represented Alliant Systems in the acquisition transactions, according to reporting from the Portland Business Journal. Brett Johnson and Chris Johnson represented the sellers in the deal. The transactions allowed Alliant Systems to secure long-term control of its headquarters space rather than continuing to occupy leased premises.

To remodel and upgrade the building for its headquarters use, Alliant Systems selected Fortis Construction and Woofter Bolch to handle the improvements. The firms were tasked with reconfiguring and modernizing the interior to support Alliant Systems’ current workplace requirements and technical needs.

Alliant Systems operates as a design-build mechanical contractor serving Oregon and Southwest Washington. Its service lines span new construction, tenant improvement, engineering, maintenance, controls, energy services and commissioning. Consolidating these functions into a larger, customized headquarters in Goose Hollow is expected to support the company’s regional project workload and internal collaboration.

The opening of the new headquarters underscores ongoing occupier interest in well-located, upgraded office environments in central city neighborhoods, even as firms reevaluate their long-term workplace strategies. For Goose Hollow, the investment brings an established construction and mechanical services firm more deeply into the submarket’s office ecosystem.
