Habitat Company recently welcomed residents to 43 Green, the first equitable transit-oriented development (ETOD) on Chicago’s South Side. The 10-story property features 99 units and 5,500 square feet of retail space. Construction was led by a joint venture of Bowa Construction, McHugh Construction and architect Landon Bone Baker. Additionally, Habitat closed on the land and construction financing for Phase 2 with an additional 80-unit residential building totaling $100 million in mixed income/mixed use project costs. Financing included HUD insured Section 221(d)(4) first mortgage from Bellwether Enterprise Real Estate Capital; Low Income Housing Tax Credit (LIHTC) from City of Chicago through Fifth Third Bank via Stratford Capital Group; TIF grant & HOME loan from Chicago Department of Housing; plus a construction loan from Fifth Third Bank in Chicago. Residents moved into 43 Green earlier this month – marking an important milestone for affordable housing initiatives across the city!
