Jack Resnick & Sons has completed a series of new office and retail leases totaling 119,000 square feet at 250 Hudson St., bringing the Hudson Square office tower to 99% leased. The transactions span a mix of full-floor office commitments and smaller, specialized spaces, underscoring sustained tenant interest in the property.
Four of the six newly completed deals are full-floor office leases, each covering approximately 27,780 square feet. Marketing agency Croud International, production company Pro Media, construction permitting firm Greenlite and Galareana Holdings have each committed to an entire office floor at the building. The signings expand the tower’s roster of business services, media and technology-adjacent tenants.
In addition to the full-floor commitments, MBH Architects has relocated from 50 Hudson St. to 250 Hudson St. under a six-year lease. The firm will occupy 5,529 square feet of office space, adding a design-focused tenant to the property’s mix and reinforcing the building’s appeal to creative and professional services users.
The leasing activity also includes a new retail commitment. Luxury wellness studio Body Observability has signed a five-year lease for a 2,314-square-foot retail space at 250 Hudson St., where it will open its first location. The deal introduces a wellness-focused use to the property and adds another amenity-driven tenant to the surrounding Hudson Square neighborhood.
According to Jonathan Resnick, president of Jack Resnick & Sons, the new tenants reflect a broad cross-section of industries and demonstrate the continued attractiveness of both the building and the Hudson Square district. He noted the neighborhood’s evolution since the 1960s from a printing and publishing hub to a base for many of New York City’s leading technology, advertising, media and information companies, and described it as a continuing destination for the city’s growth sectors.
