Atria Health Institute has committed to occupy the entire commercial portion of One High Line, a mixed-use development in Manhattan’s West Chelsea neighborhood. The lease was announced by Access Real Estate and Witkoff, which highlighted that Atria will take all five levels of the property’s commercial component. The space, which physically links One High Line’s East and West residential towers, totals approximately 52,000 square feet and offers prominent visibility within the project.

The leased space spans the full five-story commercial program at the property, consolidating Atria’s operations at One High Line into a single, contiguous block. The location is positioned within one of Manhattan’s established mixed-use corridors, with the commercial floors serving as a connective element between the development’s two towers. While specific lease terms were not disclosed, the commitment gives the project’s commercial section a single institutional healthcare user.

The new facility is scheduled to open in 2027 and will serve as Atria’s second New York Institute. Atria’s first New York facility, a 57,000-square-foot flagship location at 432 Park Ave., opened in 2022. With the addition of the One High Line location, Atria will expand its physical footprint in the city while maintaining a focus on preventive and personalized care, as described by the company and its partners.

Jonah Sonnenborn, senior managing director of Access Industries and head of Access Real Estate, said the One High Line project was conceived to combine residential, hospitality, and broader lifestyle uses within a single development in West Chelsea. He noted that Atria aligns with the type of institutional user that ownership envisioned for the commercial space, citing the healthcare provider’s emphasis on innovation, longevity, and medical rigor in preventive care.

Sonnenborn added that Atria’s presence supports One High Line’s positioning as a premier destination within West Chelsea. The addition of a healthcare institute to the mixed-use program complements the residential and hospitality elements already planned for the project, creating a multi-faceted environment that integrates health-focused services into the property’s broader offering. The lease also demonstrates continued demand for healthcare-oriented space in dense urban neighborhoods where residential and hospitality uses are already established.

The announcement did not disclose financial details of the transaction, such as rental rates, lease duration, or overall commercial valuation for the property. No information was provided on potential additional commercial tenants, suggesting that Atria will be the sole user of the dedicated commercial space at One High Line upon its planned opening in 2027.
