Diversified Partners has acquired a prominent waterfront property in Scottsdale that is slated to become The Lakefront at Scottsdale, a mixed-use redevelopment. The firm purchased the site from Forever Living Products in a $25 million transaction, positioning the property for a comprehensive refresh and repositioning along the lakefront.
The property, located just east of Scottsdale Road off McCormick Parkway, encompasses approximately 100,000 square feet. Diversified Partners plans to redevelop the existing improvements in phases, transforming the site into a destination that combines restaurant, retail and office uses. The project is designed to leverage the waterfront setting while updating a property that was originally developed in 1978.
The Lakefront at Scottsdale is expected to feature restaurants with outdoor dining areas overlooking the lake, providing direct access to the water and view corridors as part of the food-and-beverage experience. The merchandising plan also includes a mix of retail concepts, along with luxury wellness and lifestyle tenants, aiming to broaden the draw of the property beyond traditional shopping uses.
In addition to its retail and dining components, the project will incorporate Class A office space with waterfront views. This office element is planned as part of the broader mixed-use environment, offering workplace users immediate access to on-site amenities and the lakefront setting. The mix of uses is intended to activate the property throughout the day and evening.
Waterfront enhancements are planned as part of the redevelopment, including a small marina programmed with Duffy boat rentals. This amenity is expected to complement the restaurant and retail offerings and further connect visitors to the lake itself.
Construction will be carried out in two phases. The initial phase will focus on demolition and renovation work aimed at activating the site's restaurant and retail environment, repositioning those spaces as the first visible components of the new concept. The second phase is anticipated to begin in early 2027, continuing the redevelopment of the remaining retail and office portions of the property.
Work on The Lakefront at Scottsdale is expected to commence in the third quarter of 2026, marking the formal start of the project's transformation from an older lakefront asset into a refreshed mixed-use destination that combines dining, shopping, wellness and office space with direct access to the waterfront.
