Colliers has secured a new 88,000-square-foot lease at 23 Esquire Rd. in Billerica, MA, acting on behalf of the ownership group, Marcus Partners and Rhino Capital Advisors. The agreement brings Frontrunner Bus Group to the industrial and R&D property, where the company will relocate its headquarters operations. The lease was negotiated by a Colliers team led by VP Dan Driscoll, EVPs Greg Klemmer and Tim Brodigan, senior advisor Anne Coe, and advisor Will Torrence. Frontrunner Bus Group was represented in the transaction by Newmark.

The property at 23 Esquire Rd. comprises 136,421 square feet of industrial and R&D space, meaning Frontrunner Bus Group will occupy the majority of the building under the new lease. The facility is designed to accommodate a mix of uses, with 20,000 square feet of office space and an additional 5,000 square feet of clean space. The combination of office, clean-area and production space supports a range of manufacturing and operational activities within a single location.

Building infrastructure was highlighted as a key factor in the leasing decision. The facility offers heavy power capacity to serve manufacturing and equipment needs, as well as full air conditioning throughout the building. These features position the property to support the technical and operational requirements associated with Frontrunner Bus Group's business. Ownership plans to move forward with improvements intended to further enhance the property for its new headquarters tenant.

Location accessibility also plays a role in the property's appeal. The site provides convenient access to Route 3 and other major highways serving Greater Boston, offering regional connectivity for employees, suppliers and customers. For an industrial and R&D user with a headquarters function, this access to transportation corridors can support both daily commuting and broader logistical needs.

With the majority of the 136,421-square-foot facility now committed to a single headquarters tenant, the ownership group is positioned to deliver targeted upgrades that match the user's specifications and support long-term operations at the site.
