RAMROCK Real Estate, working in partnership with Lincoln Property Company and Willow Bridge Property Company, has secured financing for the 8300 Douglas mixed-use project in Preston Center. The venture is planned as a high-end environment that combines office, residential and retail components within a single, interconnected development.
The office component of the project is a 12-story, Class AA tower totaling approximately 300,000 square feet. Designed to deliver elevated workspace, the tower is already gaining significant tenant traction. A recently executed lease with Fifth Third Bank for its regional headquarters brings the office tower to more than 80% pre-leased, providing substantial pre-commitment ahead of completion and supporting the project’s capital structure.
Residential space at 8300 Douglas will be delivered in a 17-story luxury tower comprising 147 units. The residential component is planned alongside the office tower to create a complementary live-work environment within Preston Center, supported by shared open space and ground-level amenities. While specific floor plans and unit mixes are not detailed, the tower is positioned as a high-end residential offering within the overall mixed-use scheme.
The project’s amenity framework includes a 35,000-square-foot rooftop park and approximately 24,000 square feet of curated ground-floor retail and restaurant space. These retail and dining areas, together with richly landscaped walkways, are intended to connect the office, residential and open-space elements, creating a cohesive pedestrian experience throughout the site. The design emphasizes integrated circulation between uses rather than standalone buildings.
The venture is being designed by HKS Architects, which is responsible for the architectural vision across the mixed-use program. The coordination of office, residential, open space and retail components under a single design team is expected to shape both the skyline presence and on-site user experience at 8300 Douglas.
On the capital side, JLL Capital Markets arranged both the joint venture equity and the construction financing for the project on behalf of RAMROCK Real Estate. The capital stack was sourced from a single capital provider, aligning the equity and debt components under one counterparty. The JLL Capital Markets team was led by Mark Gibson, Jim Curtin, John W. Rose, Clint Coe, Ryan Pollack and Campbell Swango, who coordinated the financing and equity placement that enabled the 8300 Douglas venture to move forward.
With substantial pre-leasing in the Class AA office tower and a combined program of office, residential, retail and open space, the Preston Center development advances as a significant mixed-use addition backed by a unified capital solution and an established sponsorship group.
