Good and Roberts, an affiliate of general contractor C.W. Driver Companies, has topped out on Ibis La Mesa, a new residential community that combines townhome and apartment living. The $29 million project is being developed for owner Sea Anemone, LLC on the former site of a medical office building and is designed to appeal to families and working professionals seeking a mix of housing formats.
The community is planned as an eight-building ensemble that blends multiple product types within a single site. Four townhouse-style buildings will contribute a total of 30 units, giving residents multi-level living options that resemble traditional townhomes. Three stacked-flat apartment buildings will add another 22 units, introducing a more conventional multifamily component to the mix. Rounding out the program, an affordable housing building will provide 10 income-restricted units, integrating affordability into the overall development.
Construction and delivery at Ibis La Mesa are being sequenced across multiple phases. According to the project team, the affordable housing building is scheduled to be completed first, bringing the 10 affordable units online ahead of the remaining buildings. The next three buildings, which will include the rest of the stacked-flat apartments, are planned for completion in a second phase. The four townhouse buildings are set to be turned over incrementally, one at a time, with the final townhouse building targeted for completion in October.
Ibis La Mesa is located at 8940 Dailey Rd. and 5101-5125 Garfield St., positioning the community within convenient reach of key local destinations. The site offers residents easy access to Downtown La Mesa and The Grossmont Center, connecting the project to nearby retail, services, and employment centers. Regional mobility is supported by proximity to Interstate 8, Route 125, and Route 94, providing a range of east-west and north-south connections across the surrounding area.
By redeveloping a former medical office site into a residential community that combines market-rate and affordable units, Ibis La Mesa adds new multifamily and townhome options to the local housing stock. The topping-out milestone marks a significant step toward completion of the phased project and the eventual delivery of 62 new homes in La Mesa.
