Trammell Crow Company has begun construction on Building 2 at Plainfield Business Center, a major industrial development in Plainfield, Illinois, located roughly 40 miles southwest of downtown Chicago. The new facility is part of a multi-phase business park that is planned to deliver millions of square feet of industrial space over time.
Building 2 is designed as a speculative warehouse totaling 788,320 square feet. The project is scheduled for completion by the third quarter of 2027, positioning it to serve future logistics and distribution demand in the corridor connecting Chicago with key interstate routes. CBRE professionals Matt Mulvihill and Phil DeBoer have been engaged to market the property, with the offering available either for sale or for lease.
The building is planned on an approximately 46-acre site at 26230 W. 143rd St. in Plainfield. The facility will feature 40-foot clear heights, supporting modern racking and distribution configurations. Loading infrastructure will include 80 dock doors at delivery, with the ability to expand to 156 dock doors as tenant requirements evolve. The site plan also calls for 211 trailer parking stalls to accommodate large-scale trucking and distribution operations.
Access to regional and national transportation networks is a key attribute of the location. The site offers proximity to both Interstate 55 and Interstate 80, two major thoroughfares for the broader Chicago metro area and important links for regional supply chains. This connectivity is expected to support a range of warehouse, logistics, and industrial users.
Plainfield Business Center is envisioned as a large-scale industrial park that will ultimately exceed 8 million square feet of space across more than 600 acres at full buildout. Building 1 at the park, which also measures 788,320 square feet, was delivered earlier in the year and is fully leased to RJW Logistics Group, demonstrating initial tenant demand within the development.
Harris Architects and Kimley-Horn and Associates are responsible for the design of Plainfield Business Center. FCL Builders is serving as the general contractor for the project. Together, the development team is advancing the next phase of the park as it continues to evolve into a significant industrial hub in the southwest Chicago metro area.
