St. John Properties, Inc. and Somerset Companies have started construction on Aspen at Greenleigh, a $148 million luxury multifamily development within the 1,000-acre Greenleigh mixed-use community in northern Baltimore County. The project, located in Middle River, is planned to deliver 335 high-end rental units and expands the residential component of the broader master-planned environment.
The joint venture between the two real estate firms is developing Aspen at Greenleigh as a collection of oversized studio, one-, two-, and three-bedroom residences. Individual units are designed to range from 599 to 1,669 square feet, positioning the community toward renters seeking larger floor plans than typical multifamily offerings. This development represents the fifth multifamily project undertaken by the partnership, underscoring an ongoing collaboration between St. John Properties and Somerset Companies within the apartment sector.
Architecture and design responsibilities are distributed across a team of specialists. Architects Collaborative is serving as the primary designer for the project, while Aumen Asner is providing interior design services. St. John Properties is utilizing its in-house Multifamily Construction division as general contractor, with the group led by Michael Poirot overseeing day-to-day construction execution for the venture.
The professional team for Aspen at Greenleigh also includes several additional consultants and service providers. KTGY is engaged as the project architect, complementing the initial design work. Structural engineering is being handled by Kline Engineering, and mechanical, electrical and plumbing engineering services are being supplied by Phillips Gradick. Stahly Engineering & Associates is responsible for civil engineering on the site, supporting infrastructure and sitework planning.
Bozzuto Management has been selected as the property manager for Aspen at Greenleigh, bringing a recognized multifamily management platform to the community. Their role will encompass property operations once the project is delivered and occupied, aligning professional management expertise with the project's high-end positioning.
Aspen at Greenleigh contributes to the long-term build-out of the larger Greenleigh community in northern Baltimore County. The master-planned, mixed-use environment is slated to contain approximately 3,300 residential units upon full completion. The new multifamily project adds incremental housing capacity within this framework, reinforcing Greenleigh's role as a large-scale residential and mixed-use destination as additional phases are brought online over time.
