140K-SF Car Condo Facility Advances in Scottsdale
CRE Market Beat Take
The land acquisition and move toward demolition signal committed equity behind a niche owner-user storage model, underscoring demand for specialized, amenitized vehicle storage in Phoenix.

Finish Line Auto Club has advanced plans for a new luxury car storage development in Scottsdale, where it recently acquired a 10-acre site at 17600 N. Perimeter Center Dr. The parcel traded last week for $20.7 million, with the seller identified as Tryperion Holdings. The purchase clears the way for a ground-up project that combines private vehicle storage with member-focused amenities.

According to reporting cited from the Phoenix Business Journal, the development team is preparing to demolish the former Fender Instruments building currently on the site. Demolition is expected to begin within the next 60 days, followed by a targeted groundbreaking at the end of the summer. Finish Line Auto Club is aiming to bring the facility online in the first quarter of 2028, subject to construction progress and project timelines.

The proposed project calls for a five-building, 140,000-square-foot “car condo” complex designed for owners who want secure, customizable storage for their vehicles. Plans include a 20,000-square-foot clubhouse serving as the social and amenity hub for the property. Each individual garage unit will be offered for sale, rather than lease, allowing buyers to purchase and fit out their spaces to their own specifications.

The car condo units are expected to range from 1,000 to 3,000 square feet, with the option to combine multiple units for larger storage configurations. Units will feature mezzanine levels as well as air conditioning and plumbing, supporting both storage and lounge-style uses within the private garages. This configuration is intended to accommodate a variety of layouts for vehicle collections and related uses.

The clubhouse component is planned to include a coffee shop, meeting rooms and an upstairs lounge, serving as a gathering place for owners and members. The facility will also feature a gym, and members will have 24/7 access to the property. These amenities aim to position the project as both a storage solution and a social club for car enthusiasts.

LGE Design Build has been engaged as both the general contractor and architect for the development. With site control secured and a rough timeline established for demolition and groundbreaking, the project is moving from planning into early execution stages, with the goal of delivering a specialized, amenitized car storage environment in Scottsdale.
