A seven-figure renewal and expansion by a national headquarters tenant supports income durability for a 1980s suburban office park and highlights the value of retaining growing users in-place.

SunSteel LLC has renewed and expanded its corporate headquarters lease at Stonemill Business Park – Building A in Vancouver, Washington, completing a transaction valued at $1,616,779. The deal covers Suite 147 at 312 SE Stonemill Dr and reflects the tenant’s decision to extend its commitment to the business park while increasing its footprint.

Following the renewal and expansion, SunSteel now occupies approximately 12,742 square feet on the second floor of Building A. The additional space is intended to support the company’s ongoing growth as a national steel fabricator and structural engineering firm, consolidating its headquarters operations within the Stonemill Business Park campus.

Stonemill Business Park was constructed in 1986 and is composed of two office buildings totaling about 65,858 square feet. The property is located in Vancouver’s Firecrest neighborhood, providing SunSteel with a suburban office setting that can accommodate both current staffing needs and anticipated expansion.

The business park offers quick access to Mill Plain Boulevard and Interstate 205, giving employees and visitors multiple commuting options and regional connectivity. Nearby amenities include In-N-Out Burger, Chuck’s Fresh Market, Walgreens, and Black Rock Coffee, positioning the headquarters close to everyday services and food and beverage options that can support employee convenience.

On the leasing side, Tim Pfeiffer of Portland-based Norris & Stevens, Inc. represented both the landlord, FKR Properties LLC, and the tenant, SunSteel LLC, in negotiating and completing the transaction. Norris & Stevens, Inc. is described as one of the largest locally owned, full-service commercial real estate brokerage firms in Oregon and southwestern Washington, with capabilities that span brokerage and related services for regional assets.

The renewal and expansion at Stonemill Business Park underscore SunSteel’s decision to maintain its headquarters in Vancouver’s Firecrest neighborhood while scaling up its presence within an existing office property. For the landlord, the transaction secures a growing national tenant within a multi-building office park, helping to stabilize occupancy and revenue at a 1980s-vintage suburban office asset with established access and amenity advantages.
