Insignia LLC is moving ahead with its plans to further redevelop Embassy Row, a dispersed office park in Sandy Springs that is being repositioned with a large residential and retail component. According to reporting from the Atlanta Business Chronicle, the latest phase of work at the property is expected to feature 111 townhomes, 1,068 apartments, 15,300 square feet of retail space, and 159,463 square feet of existing office space incorporated into the broader plan.
The campus is currently under construction and will be rebranded as Embassy Row Grove as the transformation progresses. Insignia’s concept blends new residential density with a curated amount of retail while preserving a smaller office footprint, reflecting a shift from the site’s prior use as a predominantly office-focused park. The envisioned mix concentrates residential buildings and commercial uses across the acreage, reshaping how the property will be used once the work is complete.
At present, three office buildings totaling roughly 400,000 square feet remain on the 21-acre campus. Under the redevelopment plan, two of those buildings are slated for demolition to make way for the planned townhomes, apartments, and retail space. The remaining office building will stay in place to provide ongoing office accommodations as part of the remade Embassy Row Grove environment. This approach retains some traditional office space while substantially increasing residential and street-level activation.
The property benefits from its proximity to mass transit, sitting between two MARTA stations, which may bolster the appeal of the new housing and retail components for residents and visitors who rely on rail access. The transit adjacency also supports the evolution of the site from a conventional office park into a more mixed-use, neighborhood-oriented setting with multiple real estate uses co-located on a single campus.
Beyond Embassy Row, Insignia has played a role in redeveloping other large properties in the region. The company is involved in repositioning a former Kmart site in Doraville into a mixed-use project called Lotus Grove. That separate development is planned to include 780 apartments, a 160-room hotel, and more than 66,000 square feet of retail space. Together, the Embassy Row Grove and Lotus Grove projects illustrate Insignia’s focus on converting expansive, legacy commercial sites into higher-density residential and mixed-use destinations.
