CBRE has arranged a 24,426-square-foot office lease at 575 Madison Avenue in Manhattan’s Plaza District, securing a full-floor commitment for the property. Prosperity Partners, a New York City-based firm that provides accounting and business consulting services to a wide range of clients, has signed a lease for the entire 11th floor of the Steinberg & Pokoik-owned building.
The transaction concentrates additional professional services tenancy in one of Manhattan’s most established office corridors. Prosperity Partners’ lease reflects the firm’s need for a full-floor environment to support its advisory platform and the mix of businesses it serves, which includes notable restaurant operators across New York City.
On the ownership side, CBRE’s leasing team, led by Gregg Rothkin, David Hollander, Bradley Auerbach, Maxwell Tarter and William Hooks, is responsible for leasing and marketing efforts at 575 Madison Avenue and represented the landlord in this transaction. Their role encompassed positioning the space, engaging prospective users and negotiating terms on behalf of Steinberg & Pokoik.
The tenant was represented through a collaboration between Newmark and Colliers. Newmark’s Ben Shapiro, Bill Levitsky and Nathan Kropp, together with Colliers’ Michael Cohen, Jessica Verdi and Rachel Kirkham, advised Prosperity Partners throughout the leasing process. The dual-firm advisory structure underscores the complexity and profile of the requirement, which involved a full-floor commitment in a highly visible Midtown Manhattan office asset.
Prosperity Partners will relocate its offices from 460 Park Avenue as part of this move to 575 Madison Avenue. The relocation keeps the firm within Manhattan’s core office market while transitioning it to a new full-floor configuration in the Plaza District.
The firm represents Quality Branded LLC, the restaurant group behind the “Quality” concepts, including Quality Italian, Quality Bistro and Quality Meats. Its client roster also features several well-known New York City restaurants such as Don Angie, Smith & Wollensky, Bad Roman and San Sabino. As part of the move, Quality Branded will cohabitate the new office space with Prosperity Partners at 575 Madison Avenue, consolidating advisory and client operations within the same floor.
This lease adds another professional services user to 575 Madison Avenue and maintains the property’s role as a home for firms connected to New York City’s restaurant and hospitality ecosystem. The combination of Prosperity Partners and Quality Branded within a single full-floor suite aligns professional advisory functions with the operating businesses they support, all within a Plaza District office setting.
