Greystar has entered into a public-private partnership with The University of Texas at Austin to deliver Law School Village, a purpose-built apartment community dedicated to law students. Under the agreement, Greystar will develop, design, build, and operate the project, while the university is providing full project financing. The collaboration marks a notable expansion of on-campus housing tailored to a specific graduate program and positions Greystar as a comprehensive delivery partner on the scheme.
Law School Village will be located directly across the street from the UT Austin School of Law, offering immediate proximity to academic facilities for future residents. Plans call for 340 beds across 280 apartments in a mix of studio, one-bedroom, and two-bedroom layouts. The development is scheduled to be completed in time to serve students for the 2028-29 academic year, adding institutionally backed supply to the university’s student housing options.
The project is planned as a 14-story community with a program that combines residential space and academic-oriented amenities. Interior amenity design includes a large library-style sky lounge intended to support study and collaboration, as well as a cafe and dedicated fitness and yoga areas. The building will also incorporate an expansive courtyard, providing outdoor space for residents, along with two roof decks designed to capture additional communal and social areas within the vertical footprint.
Street-level activation is contemplated through a future coffee shop retail component, though specific retail operators have not yet been identified in the announcement. Design responsibilities for Law School Village are being led by Lemmo Architecture and Design, with Meeks + Partners serving as the architect of record. These firms are tasked with translating the university’s program requirements into a high-density residential format adjacent to the law school campus.
In addition to reinforcing UT Austin’s on-campus housing infrastructure, Law School Village continues Greystar’s recent activity in university partnerships. The company reports that this development is the eighth on-campus partnership it has closed over the past 12 months, underscoring an ongoing role in institutionally sponsored student housing delivery. As third-party developer, general contractor, and facility manager, Greystar is positioned to oversee the project from initial design and construction through long-term operations once the building opens.
