Owners of well-located Class A buildings with upgraded common areas are positioned to capture similar relocations from older stock.

Robert W. Baird & Co. is relocating its Seattle wealth management office to Two Union Square, shifting from a long-occupied space at the Fourth & Madison tower. The financial services firm is leaving a 24,515-square-foot office and will move to the 47th floor of the 56-story building at 601 Union Street.

On its website, Baird noted that the new office is intended to provide greater privacy and a more comfortable workplace environment for clients and employees. The move is framed around improving the in-office experience, with an emphasis on both discretion and usability for meetings and day-to-day operations.

The firm’s new premises at Two Union Square are being configured with private meeting rooms, upgraded technology and collaboration-focused areas. These elements are designed to support client consultations, internal teamwork and hybrid work needs, while maintaining confidentiality for wealth management conversations.

Baird engaged Seattle-based SkB Architects to lead the office design. The architecture firm is responsible for creating a layout that balances private client spaces with shared zones for staff interaction. Turner Construction has been selected to implement the build-out and deliver the interior updates, aligning the physical fit-out with Baird’s program requirements and technology specifications.

The relocation was brokered by JLL’s Doug Hannafen, who handled Baird’s move between the two downtown office towers. The transaction reflects a shift within the existing central business district footprint rather than an expansion into a new submarket.

Two Union Square has recently completed renovations to its lobby and tenant lounge areas, offering refreshed common spaces for occupants and their visitors. The property provides connectivity to major regional transportation corridors, including I-5 and I-90, as well as access to broader transit options that serve commuting employees.

Baird operates more than 100 offices across the United States and Europe, serving individuals, corporations and institutions with a range of financial services. The firm’s decision to relocate within Seattle underscores its ongoing commitment to maintaining a physical office presence tailored to client service and employee needs, while leveraging newer office layouts and building amenities in a competitive urban office market.
