The Holiday Inn Express & Suites Overland Park South at Bluhawk is scheduled to open later this month within the 277-acre Bluhawk mixed-use development. Bluhawk, IHG Hotels & Resorts, and Price Brothers are collaborating on the launch of the new hotel, which will expand hospitality options within the master-planned project. The property is positioned as a hospitality component integrated into a larger live-work-play environment anchored by sports and retail uses.
The four-story hotel will deliver 99 rooms at 16101 Shawnee Drive, representing an $18 million investment. It is the first of three planned hotels at Bluhawk that are expected to total 349 rooms upon full build-out. The staged hotel program signals a multi-phase approach to hospitality delivery at the development, with this initial opening establishing the lodging presence and subsequent hotels to follow as additional phases of Bluhawk come online.
The Holiday Inn Express & Suites Overland Park South will sit directly adjacent to the 255,000-square-foot AdventHealth Sports Park at Bluhawk, described as a world-class youth multisport complex. That facility reflects a separate $92 million investment and is designed as a regional sports destination. Plans call for a 155,000-square-foot expansion of the sports park to open in 2027, adding further sports facilities along with indoor and outdoor pickleball, mini golf, and interactive sports games. The hotel’s location next to the sports complex is expected to align lodging demand with tournament and event activity at the venue.
Construction on the hotel began in April 2025, with Titan Construction serving as general contractor. Hoefer Welker is the project architect, and Olsson Inc. is providing civil engineering services. Commerce Bank is identified as the finance partner on the project, supporting the hotel’s development capital stack. These roles highlight a conventional project team structure with dedicated entities for construction, design, engineering, and financing.
Looking ahead, Price Brothers Management plans to move forward with Bluhawk’s second and third hotels after the next phase of the development’s retail component is completed. That retail phase is slated to open in spring 2027, at which point construction on the additional hotels is expected to commence. The sequencing ties future hotel construction to the continued rollout of retail and amenities within the broader Bluhawk master plan, suggesting a phased delivery strategy that tracks with the build-out of adjacent demand drivers such as sports and shopping.
