Phase 1 brings a sizable wave of new retail, office, and residential space to Frisco, signaling continued appetite for large-scale, tollway-adjacent mixed-use development. Stakeholders should monitor absorption as deliveries cluster around 2027–2028, particularly for the Class A office and hospitality components.

Firefly Park, a large mixed-use project in north Frisco, is moving into a more visible stage of construction as work progresses vertically on multiple components. According to local reporting, structures are now rising for several elements within the first phase, including Aurora, a high-rise multifamily building. Wilks Development is leading the project.

The development is positioned between US 380 and PGA Parkway along the Dallas North Tollway, placing it in a high-visibility corridor in Frisco. The master plan calls for Firefly Park to be delivered in three phases, with the initial phase setting the foundation for the project’s retail, office, residential, and hospitality mix.

Phase 1 is programmed to include 120,000 square feet of retail space, designed to create a commercial hub within the broader development. This retail component is scheduled to be completed by late 2027, aligning with the broader timing of the first phase.

The office portion of Phase 1 will deliver 170,000 square feet of Class A space. Site work for the office is expected to begin later this year, with the construction timeline estimated at about 14 months once building work starts. This office element is intended to complement the surrounding residential and hospitality uses planned for the project.

Residential density is a central feature of Phase 1. Plans call for 233 high-rise units within Aurora, along with 187 mid-rise units and 230 for-sale luxury townhomes. Together, these components introduce a mix of rental and for-sale housing options, supporting a broader live-work environment within Firefly Park.

The hospitality element in the first phase consists of a 177-room hotel. Construction on the hotel, along with the luxury townhomes, is scheduled to start in August, with delivery targeted for early 2028. This timing will follow substantial completion of the retail and other Phase 1 components in late 2027.

Overall, the bulk of Phase 1 at Firefly Park is expected to be in place by late 2027, with remaining pieces, including the hotel and townhomes, coming online shortly thereafter. As the project continues to move through its phased schedule, the current shift to vertical construction marks a key milestone in bringing this multi-use district to fruition.
