RFR has completed an 18,038-square-foot lease with SPORTFIVE for the global sports marketing firm’s U.S. headquarters at 477 Madison Avenue, a 24-story boutique office tower in Midtown Manhattan. The agreement gives SPORTFIVE a full-floor prebuilt office, establishing a dedicated headquarters presence in the United States for the Hamburg, Germany-based company.

Founded in 2001 and owned by private equity firm H.I.G. Capital since 2021, SPORTFIVE focuses on global sports marketing and will now consolidate its U.S. headquarters operations within the Midtown property. The prebuilt floor it is taking had previously served as a model suite, demonstrating layout, finishes, and design to prospective office users while being actively marketed for lease.

According to RFR, investment in a high-end prebuilt program at 477 Madison Avenue has been central to the asset’s recent leasing performance. The specific model suite now leased to SPORTFIVE helped drive more than 130,000 square feet of leasing activity at the tower over the past 12 months, signaling steady tenant interest in turn-key, design-forward office space within the building.

AJ Camhi, executive vice president and director of leasing at RFR, highlighted that the upgrades and prebuilt strategy at 477 Madison have elevated the property’s positioning. He noted that the curated, high-end buildouts are intended to deliver a combination of timeless design and refined functionality aligned with the expectations of prominent firms seeking modern office accommodation.

Leasing for the SPORTFIVE transaction involved both in-house and third-party representation. RFR was represented by an internal team consisting of Camhi, Paul Milunec, and Rob Weller, working alongside a CBRE team led by Arkady Smolyansky and Alex D’Amario. On the tenant side, SPORTFIVE was represented by Cushman & Wakefield, with Peter Van Duyne and Alex Lachmund handling the assignment.

The new lease reinforces 477 Madison Avenue’s role as a boutique office destination for brand-conscious corporate occupiers in Midtown Manhattan, with SPORTFIVE’s U.S. headquarters joining the roster of tenants drawn to the property’s upgraded, prebuilt office offerings.
