Claire’s decision to relocate its headquarters to an amenitized Rosemont asset closer to the Chicago CBD underscores continued flight-to-quality demand for well-located suburban office product. Owners of competitive Class A suburban assets near major urban cores may see relatively stronger leasing interest as occupiers recalibrate office footprints.

Newmark has arranged a 43,200-square-foot headquarters lease for Claire’s Holdings at Columbia Centre III in Rosemont, Illinois, with RCS Real Estate Advisors also involved in the transaction. The lease is for office space within the nine-story Columbia Centre III, positioning Claire’s within a larger multi-tenant office asset.

Claire’s will relocate its corporate headquarters from Hoffman Estates to the new Rosemont location, with the headquarters space expected to open in early 2027. The move is intended to bring the retailer closer to the Chicago central business district while maintaining links to its existing suburban workforce.

The new headquarters will provide dedicated office space for Claire’s, with the location selected to support access to a broader labor pool. Being closer to the Chicago CBD is expected to enhance talent recruitment options while allowing the company to remain accessible to current employees based in the suburbs.

Newmark Senior Managing Director John Clark and Associate Director Sean Moran, working in collaboration with Spence Mehl of RCS Real Estate Advisors, represented Claire’s as the tenant in the lease negotiations. On the ownership side, the landlord was represented by Joe Stevens and Steve Degodny of Transwestern.

According to Moran, Claire’s was focused on securing a modern, amenity-rich workspace in a location with strong accessibility to support both recruitment and retention efforts. Columbia Centre III, located at 9295 W. Bryn Mawr Avenue in Rosemont, is a nine-story office building totaling 238,696 square feet.

The property offers a package of on-site amenities that include a fitness center, on-site dining options, and both covered and surface parking. These features align with corporate occupiers’ ongoing preference for well-amenitized office environments that can serve as a draw for employees returning to or maintaining time in the office.

The Claire’s headquarters lease adds a notable corporate user to Columbia Centre III and reflects continuing tenant interest in accessible suburban locations near major urban cores. The transaction highlights how office occupiers in the Chicago area are balancing proximity to the CBD with the convenience and amenities of suburban office assets as they refine their workplace strategies.
