Leasing a 1,700-square-foot space to a growing quick-service concept strengthens Red Run Station’s food-and-beverage mix and illustrates how adjacent self-storage can help drive daily traffic to neighborhood retail.

Cheesesteak & Co. has chosen Red Run Station in Owings Mills for its first location in Baltimore County, extending the brand’s footprint beyond its original store in Howard County. The carryout restaurant concept will occupy 1,700 square feet within the neighborhood retail center, with plans to begin operations this summer.

The leased space is part of Red Run Station, a 10,500-square-foot retail property located at 11054 Red Run Boulevard. The center sits at the intersection of Red Run Boulevard and Dolfield Boulevard, positioning the restaurant to draw from traffic along both roadways as well as from nearby residential and commercial users.

This new lease follows Cheesesteak & Co.’s debut in Howard County, where its inaugural location opened in 2024. Founder and owner Phil Gharfeh executed the lease agreement with Hill Management Services, Inc., the landlord at Red Run Station. The expansion into Baltimore County marks another step in the brand’s regional growth as it builds out a small-format, carryout-focused restaurant network.

Hill Management Services was directly involved in the leasing process, with Danielle Bridge of the firm representing the landlord. She was joined by Mason Bernstein of KLNB, who also represented the landlord in the transaction. Their roles underscore the landlord’s hands-on approach to merchandising the center with restaurant and service-oriented tenants.

Red Run Station is already home to a mix of food, service, and healthcare users, including Bubbakoo’s Burritos, Looks Nail Spa, Baltimore Smiles, and Dunkin’. Cheesesteak & Co. will add another fast-casual dining option to this lineup, complementing the existing tenant base and potentially increasing cross-traffic among the businesses operating at the property.

Directly behind the shopping center is the 847-unit YourSpace Storage, an affiliate of Hill Management Services. The proximity of this large self-storage facility is expected to generate additional customer flow to Red Run Station’s retailers, as storage tenants and visitors frequent the center’s restaurants and services. This adjacency highlights how Hill Management’s related assets in the immediate area can mutually reinforce traffic and visibility for occupiers at the retail center.

With a new food-and-beverage tenant preparing to come online, Red Run Station continues to build its position as a local service hub in Owings Mills. The addition of Cheesesteak & Co. reflects ongoing demand for quick-service restaurant concepts in well-located neighborhood centers, especially those benefitting from nearby complementary uses such as self-storage.
