Related Beal has signed Strong Pilates to a new retail lease at One Kenmore Square in Boston, bringing the Australia-based fitness concept to the mixed-use complex. The studio will join the building’s ground-floor retail lineup as part of Strong Pilates’ broader expansion across the United States, with the Boston location expected to open this summer. The company previously entered the U.S. market with its first location in San Antonio.
According to Related Beal, Strong Pilates is being positioned as a new experiential offering for Kenmore Square, adding a health and wellness-focused tenant to the neighborhood’s existing mix. The transaction reflects the landlord’s approach of curating retail uses that contribute to both daytime and evening activity at One Kenmore Square and in the surrounding area.
Erin Orpik of Related Beal noted that the firm seeks to align with tenants that introduce fresh experiences to the community. Orpik highlighted Strong Pilates’ fitness model as a fit with the evolving character of Kenmore Square and as complementary to the area’s broader offerings. The company views this type of tenancy as consistent with its emphasis on development strategies that prioritize community engagement and wellness-oriented uses.
Over the past year, Related Beal has also brought several additional tenants to One Kenmore Square, including a boutique wine retailer and a biotechnology company. Together with Strong Pilates, these commitments indicate an effort to diversify the property’s tenant base across both retail and commercial categories, supporting a mix of lifestyle and innovation-related uses within the complex.
Newmark’s Ted Chryssicas and Jon Martin handle retail leasing at One Kenmore Square. Their role includes marketing the property’s available retail space and coordinating lease negotiations for new tenants such as Strong Pilates. The ongoing leasing activity underscores that curated retail and service providers remain an important component of the property’s positioning within Kenmore Square.
