A $21 million, five-year renewal at a renovated, infill La Mirada industrial asset supports the income profile of an institutional landlord and highlights ongoing demand for scale logistics product in Mid-Counties.

Colliers has arranged a five-year lease renewal for an industrial property at 14555 Alondra Blvd. in La Mirada, with the transaction valued at approximately $21 million. The renewal covers a 248,105-square-foot industrial facility, maintaining occupancy for landlord Brookfield Properties. Senior executive vice president Chuck Wilson of Colliers represented Brookfield Properties in the negotiation.

The tenant, MEI RIGGING & CRATE LLC, committed to extend its tenancy at the La Mirada address under the new five-year agreement. MEI RIGGING & CRATE LLC was represented in the renewal by David Cartwright of Armour Realty, who acted on behalf of the tenant. The structure of the deal keeps a large block of industrial space in continuous use and preserves income for the institutional landlord.

Wilson noted that the transaction underscores the durability of well-located industrial assets in the Gateway Cities area. He added that securing a fresh five-year commitment helps reinforce La Mirada’s position as a core infill logistics market. According to Wilson, the renewal reflects ongoing tenant demand for facilities that offer scale, operational efficiency, and proximity to key regional distribution corridors.

The industrial property at 14555 Alondra is positioned within the North Orange County and Los Angeles Mid-Counties industrial markets. Originally constructed in 1969, the building underwent a renovation in 2016, updating the asset while maintaining its large-scale footprint. The property sits on a 12.09-acre site, providing a sizable platform for logistics and operational functions.

Colliers reports that the location offers immediate access to the 5 and 91 freeways, positioning the facility as a strategic node for regional distribution and transportation. This combination of freeway connectivity, infill location, and large-format industrial space supports its role as a logistics hub for the tenant. The renewal ensures that the asset remains fully utilized within a competitive industrial corridor.

By extending MEI RIGGING & CRATE LLC’s lease, Brookfield Properties retains a long-term industrial user in a renovated, large-scale building. The completed renewal strengthens cash flow visibility at the property and maintains continuity for the tenant’s logistics and operations in La Mirada’s established industrial landscape.
