The former Showcase Cinema de Lux property in Randolph has changed hands only weeks after the theater ended operations, with Atlantic Capital Partners arranging the $9 million sale. The property, located at 73 Mazzeo Dr., had long operated as a multi-screen cinema before its recent closure and sale.
The asset totals 112,265 square feet on a 13.48-acre site, positioned within a short drive of the interchange connecting I-93 and Route 24. Its scale and regional accessibility have made the property a prominent fixture in the area, supporting its use for a large-format entertainment venue over many years.
Atlantic Capital Partners exclusively represented the seller in the transaction and secured an undisclosed buyer. The firm led the assignment with a capital markets team that included Justin Smith, Head of Capital Markets; partners David Smookler and Peter Considine; senior associate Danielle Turpin; and senior analyst Matt Austin. The buyer and specific ownership structure were not disclosed.
The three-level theatre building had been in operation since 1997, offering 16 screens and seating capacity for 2,240 patrons. Over its history, it served as one of the key locations for a regional movie theater chain that, according to Smookler, ran a highly successful circuit throughout the area.
Smookler noted that the Randolph site had been among the most productive properties for the seller’s circuit across New England. The location’s combination of highway access and large site size is viewed as offering flexibility for the new ownership to determine future direction for the property, with multiple potential options for reimagining the former cinema use.
Specific plans for the property, the buyer’s identity, and any targeted timeline for repositioning have not been disclosed. However, the completed sale of the shuttered cinema asset underscores that the site remains institutionally relevant to investors despite the theater closure, particularly given its scale and regional transportation connectivity.
