CRE Market Beat Take
Landing Walmart as the anchor for a 150-acre mixed-use plan in Celina helps validate retailer demand in this growth corridor and can improve underwriting confidence for future phases.

G-Man Development and Trademark Property Company have announced that Celina, Texas’ first Walmart Supercenter is scheduled to open on April 29 at Shawnee Trail, a 150-acre master-planned mixed-use project. The new store will serve as the anchor tenant for the development, establishing a major retail presence at the site ahead of additional phases of construction.

Shawnee Trail is planned as a broad mixed-use destination that extends well beyond traditional retail. According to the announcement, the project will incorporate restaurants, entertainment offerings, office space, public gathering areas, parks, and a multifamily residential component. This program is intended to create a multi-faceted environment that combines shopping, working, and living uses within a single large-scale development.

The broader first phase of Shawnee Trail is slated to break ground in 2027, following the opening of the Walmart Supercenter. While detailed timelines and specifications for subsequent phases were not provided, the initial anchor opening is positioned as an early milestone for the overall project. The development is planned for a site located at the intersection of Preston Road and the Collin County Outer Loop, placing it along a key corridor in Celina.

Trademark Property Company is working jointly with Shop Companies on leasing for Shawnee Trail. Their role includes securing tenants across the planned retail, restaurant, entertainment, office, and multifamily components as the project advances. The announcement did not disclose additional tenant commitments beyond Walmart or provide details on lease terms or square footage allocations within the various uses.

Trademark’s involvement at Shawnee Trail adds to its national mixed-use, retail, and institutional services portfolio, which includes a range of properties across Texas. The firm is associated with assets such as Galleria Dallas, Left Bank, Westbend, and Alliance Town Center in the Dallas–Fort Worth area; Market Street – The Woodlands; Longview Mall in Longview; Anthem in Arlington; LaCenterra at Cinco Ranch in Katy; Great Hills Market & Station in Austin; Dunham Pointe in Cypress; and La Palmera in Corpus Christi. Shawnee Trail will join this group as a large-format, mixed-use destination anchored by a new Walmart Supercenter in Celina.
