North Los Angeles County Regional Center has completed a significant headquarters lease renewal and expansion at West Valley Corporate Center in Chatsworth. Newmark arranged the 166,867-square-foot, long-term transaction on behalf of the nonprofit at 9200 Oakdale Ave. The deal is described by Newmark as the largest office lease by square footage in Los Angeles County so far this year.
The regional center uses the property as its main administrative hub and expanded from its prior footprint at the complex. Before the new agreement, the organization occupied 112,115 square feet at the location for its headquarters operations. The new lease increases its presence at the office property while maintaining its long-established base in the North Los Angeles County area.
North Los Angeles County Regional Center is a nonprofit that works with community-based organizations to support individuals with developmental disabilities and their families. It is identified as the largest of California’s 21 regional centers, underscoring the scale of its service network and the operational needs driving its headquarters requirement.
Newmark assembled a multi-disciplinary team to execute the transaction for the tenant. Executive vice president Steve Kolsky, executive managing director Suzanne Lee and managing director Ron Burkhardt led the representation of North Los Angeles County Regional Center. They were supported by Newmark Workplace Strategy managing director Katie Ruf, project manager Sabrina Rahman, Debt & Structured Finance executive vice chairman Bill Fishel and associate director Mai Hu.
According to comments from Lee, the Newmark team concentrated on securing a headquarters solution that provides long-term flexibility, upgraded amenities and value for the nonprofit, reflecting the organization’s ongoing role in the local community. The structure of the renewal and expansion is framed as aligning the tenant’s operational requirements with the property’s offerings over the longer term.
On the ownership side, landlord Omninet was represented in the lease negotiations by JLL. The JLL team consisted of Jim Lindvall and Chloe Sanchez, who acted on behalf of Omninet in the transaction. Their involvement rounded out a landlord-tenant negotiation that brought together multiple service lines within Newmark as well as JLL’s leasing professionals.
The completed deal highlights the continued importance of large headquarters commitments within Los Angeles County’s office market, particularly for mission-driven organizations that require substantial, long-duration space to support regional service delivery.
