The Bascom Group, LLC has completed a new lease with Dirty Birds for a second-generation restaurant space at 200 Pine Ave. in downtown Long Beach. The deal brings the San Diego-based restaurant and sports bar chain to a 3,039-square-foot ground-floor space positioned on a prominent corner along Pine Avenue.
Dirty Birds is described as a popular, locally owned concept that has built its brand around a sports bar experience and a menu best known for chicken wings. Its expansion into downtown Long Beach adds a new dining and entertainment option to the area and activates a previously second-generation restaurant space within the property.
Bascom managing partner David Kim noted that downtown Long Beach is undergoing a significant period of revitalization, citing community-focused events, improvements to public spaces, and an overall increase in investment activity. He framed the Dirty Birds lease as an example of how new tenant commitments are reinforcing that broader transformation, particularly at visible locations such as the corner occupied by 200 Pine Ave.
Leasing negotiations for Bascom were handled by Noel Aguirre and Sean Lieppman of Lee & Associates, who represented Bascom in the transaction. Their work focused on securing a tenant for the ground-floor restaurant space while marketing the rest of the property's available commercial area.
In addition to the Dirty Birds space, the property includes an adjoining 4,923-square-foot lower-level area that remains available for lease. This lower-level space is described as well-suited for nightclub use, offering a complementary entertainment component to the restaurant and sports bar above for prospective operators evaluating downtown Long Beach locations.
The restaurant and nightclub spaces are supported by dedicated onsite parking for retail and restaurant users, a feature that can be a differentiator in urban downtown environments. Both spaces sit at the base of a six-story office building totaling 66,104 square feet, which underwent renovation in 2022. The recent renovation positions the office portion of the asset as an updated backdrop for the street-level food, beverage, and nightlife uses that the landlord is working to curate.
By combining a renovated office building with activated ground-floor and lower-level commercial space, the property at 200 Pine Ave. reflects an effort to align with downtown Long Beach's ongoing push toward enhanced public realms, more frequent events, and new investment. The arrival of Dirty Birds adds another recognizable operator to the district's tenant mix, while the remaining lower-level vacancy presents additional opportunity for an entertainment-oriented user seeking a location in the heart of downtown.
